By being aware of what the market as a whole is doing (the entire Charlotte region), what individual neighborhoods are doing, and getting granular to the micro-markets of streets and regions, we can analyze and customize a pricing strategy that works for your home. From a balanced market, to a seller’s market, to a buyer’s market, the strategies shift but as your agent I know the best direction to go in and will help you make the decision of how to price your home.

I will help you think like a buyer in order to position your home effectively in the marketplace. Whether it’s getting a pre-appraisal to ensure your pricing strategy is solid, to getting a pre-inspection to get ahead of any underlying problems, to simple strategies of painting and staging, I can guide you. As we view the home through the “buyer’s eyes” we can analyze five factors that affect the pricing and marketability of a home: Size, Condition, Features, Location and Amenities.

Marketing Planning

I will develop a comprehensive marketing plan customized for your home. With a mix of print media and digital media we’ll get your home positioned for the advertising it needs to sell. Our in-house marketing team will create professional printed brochures for your home and provide any other materials needed such as event or flyer box flyers or postcards. We also create an individual property website for every single one of our listings. This website showcases your home with all the info a buyer needs. Through our MLS and website we’ll also syndicate your listing to all the major portals so that anywhere a buyer shops online for a home, your property will be found.

Communication

I will keep you informed every step of the way. From feedback and info gathered from showings, to statistics and reports from website traffic, to updates on the general market, we don’t disappear once the home hits the market. Whether you prefer phone conversations, email or text, we can accommodate your schedule to provide you with the communication and feedback you need. Once offers come in we will be there to help you understand the ins and outs of each one and analyze which suits your needs best.

What to Expect When We Meet!

You should expect to meet me at least two times to go over the entire process. You’re welcome to meet in our offices, however we will need to visit the home at some point to understand the features, systems and improvements that you may have made. I will complete an interview to understand your needs; why you’re moving, where you’re going, and what you expect to get from this process. These questions will help me understand your goals. This meeting will also allow us to showcase to you our marketing plans and procedures, pricing strategies, and company history.

After this meeting we can complete a comprehensive profile of the home and complete a detailed market analysis reflecting current market conditions. We’ll analyze how the market is performing on the street, neighborhood and regional level. We’ll look at comparative properties and analyze what the market is telling us about the area and homes there. We use multiple data sources available to us and will follow-up with you in a second meeting to present the pricing strategies we’ve compiled.

The pre-listing period is important to you, in order to achieve the sale of your home and maximize net proceeds, you must consider five variables: price, terms, condition, location, and the choice of Realtor. Take your time as you analyze the agents you’ve interviewed and the information they’ve provided. You want your home to make the best first impression it can!
